Site Improvements Include:
- Consolidation of several existing lots for re-subdivision to create residential lots.
- Sixty-Five new single family residential homes.
- Three new roads, sidewalks, and curbing.
- Sanitary sewer and water extensions.
- Stormwater management facilities including Best Management Practices for stormwater infiltration.
- Forty-six acres of dedicated open space.
Challenges
- The site was located in the Agricultural Zoning District.
- The site consisted of 23 acres of wetlands, floodplain, and steep slopes.
- The use of gravity sewer, due to the existing terrain, was not possible in all areas of the development.
Solutions
- K&W prepared an open space design to permanently protect the existing wetlands, floodplain, and steep slopes while maintaining the desired lot density.
- K&W designed a sanitary sewer collection system comprised of gravity sewers and grinders pumps to eliminate the need of a new pumping station. A twenty-five (25) life cycle cost analysis was performed to determine the most cost effective means of sewering the development.
- A special sewer rate district was created for homes connected to the low pressure grinder system.
